The Metzger farm will be sold in two tracts, using the “buyer’s choice” method of sale. The highest bidder will be given the opportunity to select one or both tracts for purchase. Should they only select one, an additional round of bidding will take place for the remaining tract.
The sale of these properties is being made with no financing, appraisal, or inspection contingencies, and are being sold “as-is”, with no warranties or guarantees. The successful bidder(s) will be required to execute a real estate sales contract immediately following the sale. Following the 10-day first-right of refusal, a non-refundable deposit, equal to 10% of the purchase price, will be collected from the successful bidder(s).
Both tracts are being sold subject to a farm lease for the 2020 farming season. The seller has served a termination notice to the tenant farmer that will take effect immediately following the 2020 harvest. Seller will retain all of the income for the 2020 crop year, and will also be responsible for the entirety of the 2020 property taxes, payable in 2021.
