Property Location/Information: The Mary D’Arcy farm is located on the North side of Ryan Road,
approximately 1.25 miles Southeast of Delavan. The farm features blacktop access along the entire
South edge of the farm, quality Class A tillable soils, and a former homestead with older post-frame
metal building.
The FSA reports approximately 191.80 +/- tillable acres, 3.8 +/- acres of which was previously enrolled in
the CRP program. This has recently been terminated and will be the responsibility of the new owner to
re-enroll the acreage, should they choose to.
This 200-acre farm will be surveyed and offered for sale at public auction in (2) 100 +/- acre tracts.

Terms of Sale:
The Mary D’Arcy farm will be sold in two tracts, using the “buyer’s choice” method of sale. The
highest bidder will be given the opportunity to select one or both tracts for purchase. Should they
only select one tract, an additional round of bidding will take place for the remaining tract.
The sale of these properties is being made with no financing, appraisal, or inspection contingencies,
and are being sold “as-is”, with no warranties or guarantees. The successful bidder(s) will be required
to execute a real estate sales contract immediately following the sale. A non-refundable deposit,
equal to 10% of the purchase price, will be collected from the successful bidder(s) at the time of
signing this contract.
Both tracts are being sold with full tenancy and farming rights for the 2021 farming season.
Closing will take place on, or before, January 19, 2021. The seller will pay for all title search fees and
at closing will issue a Commitment for Title Insurance to the buyer, in the amount of the purchase
price, ensuring to the buyer that the property is being sold clear of any defects or liens. The seller will
also pay for preparation and transfer of the deed, transfer taxes, one-half of the actual closing fee,
and at closing will credit the buyer for the entirety of the 2020 real estate taxes, payable in 2021.
They buyer(s) will be responsible for the entirety of the 2021 property taxes that are due and payable
in 2022.
All announcements made on the day of the sale will take precedence over anything previously
printed. The seller reserves the right to reject any and all bids. All maps and measurements are based
on information readily available from the Tazewell County Assessor’s Office and the Tazewell County
FSA Office. All boundary lines are considered to be approximate and are subject to the final survey,
